When marketing a house for sale or letting, it is a legal necessity to obtain a valid Energy Performance Certificate. Certain categories of property are exempt, and all exemptions must be listed on the national register. Each exemption is valid for five years after it is registered.

Furthermore, any property let on a new tenancy or a fixed term renewal must achieve the new minimum EPC rating of E or above as of April 1, 2018. Because EPCs are only valid for ten years and were made mandatory in 2008, it's crucial to double-check that yours is still valid and has an E or above grade. From April 1, 2020, any domestic property with an EPC grade of F or G will be unable to be rented.

EPCs are not needed for:

  • Lease extensions or renewals
  • Compulsory purchase orders
  • Shares in a firm are sold, but the buildings stay in the company's possession.
  • Lease surrenders temporary structures that will be used for less than two years.
  • Industrial sites, workshops, and non-residential agricultural buildings with minimal energy demand
  • Standalone buildings with a total useable floor space of less than 50 metres squared that are not homes.

If you do not have a valid EPC Certificate in place, trading standards officers have a right to straight away issue a penalty fine for residential or domestic properties.
